Actually, it makes perfect sense...
Here's the deal: Inspections take place in 90% or more of home sales today.
In other words, it's nearly certain that your buyer is going to want an inspection. Conducting the inspection ahead of time and with your choice of inspector actually benefits you in a number of ways:
• An inspection helps you price your home correctly and ready to sell.
• It allows you to see your home through the eyes of a critical 3rd party.
• Defects won't become stumbling blocks or "deal breakers" later on.
• No delay in obtaining the Use & Occupancy permit.
• You have time to get reasonably priced contractors or make repairs yourself, if qualified, rather than having to rush and pay more.
• Unlike many inspections, A-Pro inspections point out a home's positive attributes as well -- giving sellers additional selling points.
• It may encourage the buyer to waive the inspection contingency. (Wouldn't you rather choose the inspector than allow the buyer to?)
• It may alert you of items of immediate personal concern (e.g., termites, mold, etc).
• Reduces liability by adding professional supporting documentation to your disclosure statement.
• "Certified Pre-Owned Status" is a major selling point!

It's no wonder reports show that pre-inspected homes consistently sell faster and for more money!
